Exactly two years ago, the Hyderabad Metropolitan Development Authority (HMDA) shocked the market when it sold a one-acre plot in Neopolis Phase II, Kokapet, for a staggering Rs 100.75 crore. That price still echoes across the city’s real estate circles.
Now the Telangana government aims to exceed Rs 100 crore on a larger scale. Two land parcels, totaling 18.67 acres in Raidurg Knowledge City, are set for auction, with the Telangana State Industrial Infrastructure Corporation (TSIIC) announcing a base upset price of Rs 101 crore per acre. These sites sit in the core of Hyderabad’s thriving IT corridor, where over 100 firms already occupy 470 acres of the wider Knowledge City footprint.
While Rs 101 crore per acre is the initial question, officials believe the final price could soar to somewhere between Rs 130 crore and Rs 150 crore. An e-auction for the parcels—11 acres and 7.67 acres, respectively—will kick off on October 6. The government sees a chance to secure at least Rs 2,000 crore, even if bidders pay only the upset amount.
Official reports suggest that the upcoming Raidurg land auction will offer a snapshot of the local real estate landscape, particularly along Hyderabad’s western corridor. For the past two years, developers and realtors have pointed to a persistent downturn, so the government picked this period—October to December—when many see an upswing in investments, to hold the sale.
“These parcels sit near major employers like Apple, JP Morgan, and others, and benefit from seamless metro, Outer Ring Road, and airport access. They’re tagged for mixed-use, letting bidders develop residential, commercial, recreational, hospitality, and entertainment projects without needing a land-use change,” one official explained.
The Telangana State Industrial and Infrastructure Corporation (TGIIC) added that winning bidders must accept the letter of award within a week and submit the full bid amount in 90 days.
